ACHIEVEABLE RENTAL
We will endeavour to provide you with an accurate rental value achievable dependant upon market conditions and the condition of the property at the time of the appraisal.
MARKETING
Your property will be advertised through a range of media including leading internet property portals and local publications.
VIEWINGS
We conduct viewings from 8am to 8pm from Monday to Friday. An employee of Barton Wykes will accompany every viewing.
REFERENCES
When a suitable tenant has been found for your property a reputable specialist company will obtain employment, previous landlord's and credit references. A report will be provided for your perusal.
TENANCY AGREEMENT
Once you are happy with the prospective tenant and their references we will prepare the tenancy agreement necessary for you to gain protection of the relevant Rent and Housing Acts.
INVENTORY
Barton Wykes will produce an inventory of the property, its contents and conditions. A copy of which will be provided for the Landlord.
UTILTIES
The meters at your property will be read at the beginning and end of the tenancy. The readings will be given to the relevant providers (electricity, gas, water and council tax) along with forwarding addresses as required.
RENT COLLECTION AND PAYMENT
We will receive the rent on your behalf and if necessary initiate procedures for pursuing late payments. The balance of rents received less our allowable fees and expenses will be forwarded to you or your nominated bank account. Payment to your nominated bank or building society will be made by BACS transfer. Monthly rent statements will be prepared and submitted to you and/or your accountant as notified to us.
TENANCY DEPOSIT AND TENANCY DEPOSIT PROTECTION
Barton Wykes has chosen to use the custodial scheme provided by The Deposit Protection Service. More information regarding the scheme can be found at www.depositprotection.com .
If you decide to hold the deposit you must specify to Barton Wykes prior to the start of the tenancy under which other Tenancy Deposit Protection Scheme the deposit will be covered. You must provide proof of membership, together with a copy of the insurance policy before the deposit can be released.
REPAIRS AND MAINTENANCE
We shall deal with day-to-day management matters. Unless otherwise instructed we will endeavour to contact you for approval for each repair. If we do not receive contrary instructions from you in writing within forty-eight (48) hours of seeking your instruction we will proceed with your full authority to act as we deem appropriate having regard to your contractual and statutory obligations.
PROPERTY VISITS
We will conduct visits to your property throughout the term of the tenancy. A written report will be forwarded to you if applicable.

TENANCY DEPOSIT AND TENANCY DEPOSIT PROTECTION
Barton Wykes will not hold deposits for Landlords using the “Let Only” service, as we would have no knowledge of the day-to-day running of the tenancy to be able to assist if a dispute arose.
Barton Wykes can accept the deposit on your behalf and transfer it to a designated account provided that you show proof of membership of a deposit protection scheme, together with a copy of the insurance policy.
If you are not a member of a scheme already, Barton Wykes suggests you join the free custodial scheme provided by The Deposit Protection Service. More information regarding the scheme can be found at www.depositprotection.com . Barton Wykes will then transfer the deposit directly into this scheme on your behalf.

We will provide to the tenant your relevant contact details so that they are able to report any maintenance issues directly to you.
