Barton Wykes – Landlord Fees

All our service levels include the following:

  • Agree market rent and market the property on the relevant property portals
  • Provide guidance on statutory regulations
  • Carry out accompanied viewings
  • Erect a board outside the property
  • Create Assured Shorthold Tenancy Agreement with prescribed information relating to the deposit.

Fully Managed Service:

Initial Set Up Fee: 50% of the first months’ rent inc VAT (minimum fee of £300.00 inc vat)

Monthly Management Fee: 12% inc VAT

This includes:

  • Collect and submit monthly rent
  • Chase rent arrears and advise on actions relating to arrears.
  • Advise all relevant utility providers including Council Tax
  • Arrange routine repairs and instruct contractors
  • Supply photographic inventory
  • Carry out 2 routine inspections each and submit electronic report
  • Hold 2 sets of keys throughout the tenancy
  • Provide 24 hour cover and contact number in case of emergency

 

Tenant Find Service:

Set up fee: 60% of first month’s rent inc VAT (minimum fee of £300.00 inc vat)

This includes:

  • Collection of first month’s rent and deposit
  • Storing of tenancy agreement and related paperwork
  • Provide tenant with information regarding payment and contact details
  • Handover of keys and arrange access

 

Rent Collection Service:

Set up Fee: 50% of monthly rent inc VAT

Monthly charge: 6% inc VAT

This includes:

  • Collection of first month’s rent and deposit
  • Storing of tenancy agreement and related paperwork
  • Provide tenant with information regarding contact details
  • Handover of keys and arrange access.
  • Collection of first month’s rent and deposit.
  • Monthly collection of subsequent rents minus management fee.
  • Chase rent arrears and advice on actions relating to arrears.

ADDITONAL FEES

  • End of year tax returns £12.00 inc VAT
  • Additional property visits to attend for specific requests such as neighbour disputes, maintenance related visits £24.00 inc VAT
  • Serving Notices £54.00 inc VAT
  • Deposit registration Fee £12.00 inc VAT
  • Submission of Non Resident Landlord returns £14.40 inc VAT / per quarter

Rent review Fee 6% inc VAT of new monthly rent:

This includes:

  • Negotiating with the tenant
  • Serving section 13 notice
  • Update tenancy

Arrangement Fee for any works over a value of £1500:

  • 2% of net cost inc VAT
  • Arrange access
  • Arrange quotes
  • Supervise works

Works relating to Insurance claims £30.00/hour  inc VAT
